WHEREAS, the parties hereto are the only legal heirs and beneficiaries of the late [Name of the Deceased], who passed away intestate on [Date of Death];
NOW, THEREFORE, for and in consideration of the sum of [Amount in Words and Figures], Philippine currency, paid by the BUYER to the SELLER, the receipt of which is hereby acknowledged, the SELLER does hereby SELL, TRANSFER, and CONVEY, by way of absolute sale, unto the BUYER, his/her heirs and assigns, the above-described property, free from all liens and encumbrances.
The SELLER hereby warrants that the property is free from all liens and encumbrances, except as herein expressly stated.
